InsureMEP CriticalAsset

NewIntroducing CriticalAsset

The platform behind every InsureMEP report.

InsureMEP sets the standard for water risk. CriticalAsset is how the work gets done — the app that walks the building, the record that holds it, the specialists that read it and the score that proves it. Every feature on InsureMEP runs on it.

01 · The app · iPhone & iPad

Walk the building. Leave with the record.

Our field team walks your building with the CriticalAsset app. Rooms become a 3D model and a plan; shutoffs, panels and risers are photographed where they are and placed in 3D.

  • It asks for each control in turnWater and gas shutoffs, main disconnects and panels — each photographed on the spot, or marked “can’t record it” with a reason.
  • A 3D replica from a LiDAR walkOrange rings mark recorded controls. Anything not yet placed stays listed, not hidden.
  • Routes, traced honestlyPipes, power conduit and air ducts: measured spans solid, unknown spans dashed, estimates dotted. Estimates never count as measured.
  • Capture first, file laterPhotograph now and file it to a room or plan when ready. Plans, photos and SOPs come in from Mail, Files or Photos.

Capture a room · 64 s · start, confirm, scan, tag and submit a room
Add control sheet for a Water shutoff, saved on this device with the building to be set later, with Take photo, Choose existing photo and Camera source.
Adding a water shutoff starts with a photo taken on the spot.
Assets & controls list filtered to Emergency: one asset, 'Field observations pending office review'. Main water valve 1, Ground · Hall, flagged Emergency control, observed Sep 24, 2026, function needs review, photo needed, room assigned, 3D position not measured.
Each emergency control shows what is observed, what still needs review, and what has not been measured.
Routes screen in 3D: a traced cold-water run along a wall; 'Plant room water run · CW · 2.3 m observed · 1 gap'. Legend: solid surface path, dashed unknown span, dotted estimate; width is symbolic.
A traced cold-water run: measured spans are solid, unknown spans dashed, estimates dotted.
Commercial Capture tab: 'Capture what's here.' with a Capture button, an Emergency controls entry, the note 'Photos now. Add a room or map when ready.', Recent captures, Add files and Specialist capture & tools.
The commercial Capture tab: photograph first, then file it to a room or plan when ready.

02 · The building record · web

One building. One record. Every fact cited.

Everything the walk and the documents produce lands in one record, connected the way the building is connected. A valve knows what it isolates; a panel knows what it feeds.

  • Plans, scaled and calibratedImported drawings, with the main water shutoff pinned where it is.
  • Every asset, one recordIdentity, location, files, maintenance and work orders together.
  • Work orders that reach the right roomA work order opens straight to the asset it is about, with the photos it asks for.
  • Unknowns stay visibleA locked room or a missing record is kept as a gap — never smoothed over.
CriticalAsset · web
Web app Explore view in 3D: a saved capture of a room on the ground floor with two equipment markers, an equipment list with Main water shutoff and Exhaust fan, and buttons for Emergency controls, Present and Share.
The web app's Explore view opens a saved capture with equipment, such as the main water shutoff, placed in 3D.
Capture a panel schedule · 80 s · a whole panel schedule into the record, row by row
Equipment record for Pump P-1, a domestic booster pump, with manufacturer, model and installed serial, and sections Identity, Product, Locations, Specifications, Files, Maintenance, Timeline and Work Orders.
Each asset keeps its identity, location, files, maintenance and work orders in one record.
Assigned asset screen opened from a work order: Water main, Plant room, Pending. 'Photograph the label and the surrounding pipework. Locate and document only.' Capture requested photos; Find and verify, asset unconfirmed; Plans & locations; '3D scan requires LiDAR. Take photos now, or record an exception.'
A work order opens straight to the asset it is about, with the photos it asks for.
Water findings screen headed 'Needs Evidence' with the note 'Information for locating equipment and reviewing documentation. Do not use these findings as instructions to operate controls.' A finding 'Locate the second service: one reported service is not documented yet', marked Unresolved, sourced to an operator answer, and 'Still needed: document the remaining main or review the reported count.'
A finding stays 'Needs evidence' and unresolved until the second water service is documented.
Review work screen: 'Review the remaining gaps', a note that this completes the evidence work while assessment remains a separate step, 'Evidence still missing: Locked room; site contact will provide access', and a button 'Complete with recorded gaps'.
Work can close with its gaps recorded, such as a locked room, rather than hidden.

03 · The specialists

CLEO reads. MAX judges. The verifier checks.

Two purpose-trained specialists and one deterministic checker produce every assessment. Licenses are earned by blind board examination against fixed answer keys, and the boards have teeth: candidates that failed were never seated.

CLEO

Plan room foreman · four desks

Reads plan sets, riser diagrams, panel schedules, fire-alarm loops and lab reports into structured records, with a page number on every one. A detail the documents don’t contain is reported as absent, never assumed.

Reads a riser diagram like a novel.

MAX

Chief inspector · five licenses

Renders judgment from CLEO’s records and the building’s evidence, the same way every time. A sparse file gets an honestly low score — never a guess.

I don’t say trust me. I say look at line 14.

The verifier

Deterministic checker

Re-derives every number and checks every citation before anything reaches you. The same inputs give the same answer, every time.

When a specialist and the verifier disagree, the verifier wins.

Our own models, on our own infrastructure. No third-party AI in the path from your data to your report.

04 · CARS

The CriticalAsset Risk Score.

Eleven categories, fixed weights, one score and band — computed from the building’s own records and recomputed by the checker. No credit for what isn’t on record; the report is marked provisional until the evidence is captured.

05 · Trust, enforced

Intelligence proposes. Evidence decides.

Every rule here is a check that runs in code or a boundary the system cannot cross — not a policy someone has to remember.

01People approveNothing reaches the record until a person approves it. Service accounts cannot approve, by design.
02Every fact cites a pageNo assertion without the document and page it came from. You can go and look.
03Unknown is never a passMissing evidence is reported as missing. A check that could not look never reports “all clear”.
04No agent operates equipmentKnowing which valve and turning it are separated on purpose. Plans guide people; people act.
05Your data stays yoursYou decide whether to share with a broker, carrier or auditor — and each copy shows exactly what is in it.
06One portfolio, one boundaryOne customer’s buildings, documents and findings are never visible to another.
Review walk screen: Electrical panel and Gas shutoff each 'Not recorded yet' with Add photo and Record an outcome; then Share whole walk, Save walk to Files inbox, and 'Includes all original photos and recorded unknowns. Office review and server processing are separate steps.'
A walk is shared with its unknowns included, and office review stays a separate step.
App screen asking 'How many water mains serve this building?' with an Answer button; below, 'What is documented: Water mains, 2 reported · 1 documented. More evidence or a reviewed correction is needed.'
What was reported and what is documented are counted separately; the gap stays open until evidence or a reviewed correction closes it.
Building work for 'Demonstration building, 25 Sample Avenue', marked Not Linked with the note 'Building record not yet linked. You can still collect evidence', an 'Ask CLEO for next steps' button, a review item 'Document the main water supply', and links to Questions & saved answers and Sources & building record.
Evidence can be collected before the building record is linked, and the record keeps its sources one tap away.
