How it works · three acts

Address in. Terms on the table.

The broker brings one address. We bring the research, the record and the walk. Together you turn what the client already has into evidence an underwriter can examine.

Act 1Address in

One address. A cited record.

We research the building across eight research tracks — five public-record, three open-web — add commercial property data, and start its digital record. Every finding keeps its source.

  • Proposed, then confirmedStructures, Identity and Form arrive as proposals with their sources. Your client confirms each in a click — nothing is approved for them.
  • Done from the address aloneDocuments & intelligence completes once the research is in.
  • Gaps shown, not guessedPlans and Rooms need the drawings you help collect, or one walk with the app.

Act 2The broker goes proactive

Then the broker gets the rest.

The record gets stronger with what the client already has. You ask the admin team for floor plans, the CFO and IT for work-order history, facilities for SOPs and emergency plans. Then our field team walks the building with the CriticalAsset app.

  • No big spendIt starts with what exists — and the Emergency Controls Report is free.
  • No CMMS? Start oneWe bring in the work-order history — an export or a connection, set up case by case — or start one with the onboarding work orders.

Act 3Better terms

Make the case at renewal.

You take evidence an underwriter can examine to market: every claim cited, dated and checked, with verified, partially verified and not evidenced shown separately. Then you put four water terms on the table.

Your clients save 20–25% on their insurance, maintenance and water losses. The carrier decides the terms.

The carrier decides the terms.

The broker’s loss-control playbook

Eight moves. No big spend.

Each move uses what the client already has, answers a question an underwriter will ask, and moves a category of CARS — the CriticalAsset Risk Score.

Why water · why now

Water keeps showing up in the loss runs.

58%

of losses in finished facilities came from liquid damage, 2012–2022 — the number one cause in the sector.

FM, Broker Insights · 2025

2X

Leaking pipes and equipment are more than twice as likely as fire to damage a business — the most frequent source of commercial property damage.

FM, “Simple solutions to prevent liquid damage” · 2026

Mean commercial water-damage loss in Chubb’s statistics.

Chubb Risk Engineering, “Preventing Water Damage” · 2020

$50–100K

Separate water-damage deductibles, sitting beside a $25K all-other-peril deductible.

The Hartford, quoted in Risk & Insurance · 2023

“Carriers … are increasingly pushing back on frequency-driven, attritional losses such as water damage” — and the best terms go to “well-documented risks with strong mitigation measures.” CRC Group, 2026 Property State of the Market · All sources →

The walk

Shutoffs located. Placed in 3D.

Our field team walks the building with the CriticalAsset app on a LiDAR iPhone or iPad. Rooms become a 3D model and a plan; water and gas shutoffs, main disconnects, panels and fire risers are photographed and placed where they are.

  • What feeds what, with evidenceEach link from a valve to the floors it serves carries the drawing, photo or trace behind it.
  • Unknowns stay visibleA locked room or an untraced span is recorded as a gap, not hidden.

Pattern of life: what the work orders already know

Signals are computed by rules — no model — from the building’s own work-order history: 3,900 requests on record, 935 water-related, each flag citing the tickets behind it.

Real product · the CriticalAsset app

Meet the CriticalAsset app →

  • Building work screen in the app: 'Start with a building. CLEO uses its existing records to prepare the work. Capture can begin while research continues.' A 'Which building?' card lists Demonstration building, 25 Sample Avenue.
Water work starts from a building; field capture can begin while the research is still running.
  • Building work for 'Demonstration building, 25 Sample Avenue', marked Not Linked with the note 'Building record not yet linked. You can still collect evidence', an 'Ask CLEO for next steps' button, a review item 'Document the main water supply', and links to Questions & saved answers and Sources & building record.
Evidence can be collected before the building record is linked, and the record keeps its sources one tap away.
  • Share to CriticalAsset sheet: 'A plan. A photo. An SOP.' Steps: open the file in Mail, Files or Photos; tap Share, then CriticalAsset; save, then open Commercial, Add files, review the type and choose the building. 'Your originals stay on this device until you choose Send.'
A plan, a photo or an SOP goes into the building record from Mail, Files or Photos in three taps.
  • Emergency controls screen: 'Find a control. Record how to reach it. Photos record location, not operating condition.' Cards for Water shutoff and Electrical panel, each with a capture button and 'Can't record it'.
On the walk the app asks for each control in turn, and each one is photographed where it is.
  • Add control sheet for a Water shutoff, saved on this device with the building to be set later, with Take photo, Choose existing photo and Camera source.
Adding a water shutoff starts with a photo taken on the spot.
  • Routes screen in 3D: a traced cold-water run along a wall; 'Plant room water run · CW · 2.3 m observed · 1 gap'. Legend: solid surface path, dashed unknown span, dotted estimate; width is symbolic.
A traced cold-water run: measured spans are solid, unknown spans dashed, estimates dotted.
  • Plant room water run detail: Evidence & connections, covering not sure, '2.3 m observed · 1 estimated point · 1 gap', Points 1-4 surface trace, Point 5 estimate unverified, 'Estimates are dotted and stay separate from measurements', Add photo from phone or glasses.
Every point on a route says whether it was traced or estimated; estimates never count as measurements.
  • Water findings screen headed 'Needs Evidence' with the note 'Information for locating equipment and reviewing documentation. Do not use these findings as instructions to operate controls.' A finding 'Locate the second service: one reported service is not documented yet', marked Unresolved, sourced to an operator answer, and 'Still needed: document the remaining main or review the reported count.'
A finding stays 'Needs evidence' and unresolved until the second water service is documented.
  • Assets & controls list filtered to Emergency: one asset, 'Field observations pending office review'. Main water valve 1, Ground · Hall, flagged Emergency control, observed Sep 24, 2026, function needs review, photo needed, room assigned, 3D position not measured.
Each emergency control shows what is observed, what still needs review, and what has not been measured.
  • Review work screen: 'Review the remaining gaps', a note that this completes the evidence work while assessment remains a separate step, 'Evidence still missing: Locked room; site contact will provide access', and a button 'Complete with recorded gaps'.
Work can close with its gaps recorded, such as a locked room, rather than hidden.
  • Assigned asset screen opened from a work order: Water main, Plant room, Pending. 'Photograph the label and the surrounding pipework. Locate and document only.' Capture requested photos; Find and verify, asset unconfirmed; Plans & locations; '3D scan requires LiDAR. Take photos now, or record an exception.'
A work order opens straight to the asset it is about, with the photos it asks for.
  • Review walk screen: Electrical panel and Gas shutoff each 'Not recorded yet' with Add photo and Record an outcome; then Share whole walk, Save walk to Files inbox, and 'Includes all original photos and recorded unknowns. Office review and server processing are separate steps.'
A walk is shared with its unknowns included, and office review stays a separate step.
