Questions brokers ask

Straight answers. No fine-print surprises.

What does it cost?

The Emergency Controls Report is free: we map the floor plans and emergency controls at no cost, using what the client already has. Anything beyond it is scoped with you and the client before any work starts.

Who owns the data?

Your client does. Carriers and brokers read the reports your client shares at no charge.

What happens to the data — is it used to train AI?

We never train on customer data. Deleted accounts are purged within 30 days.

Will this lower my client’s premium?

The carrier decides the terms. What you get is evidence an underwriter can examine, and four water terms to put on the table: the water-damage deductible, water limits and exclusions, business income and extra expense conditions, and safeguards and impairment conditions.

The client has no drawings. Is that a problem?

No. Plans are often on file with the building or fire department, where available, and one walk with the app captures rooms and controls. The client’s records don’t need to be good to start — they need to be honest.

What does the address research cover?

Eight research tracks. Five read public records: ownership; permits, certificates of occupancy and construction history; tax assessment and valuation; violations and complaints; environmental, fire and health inspections. Three read the open web: market; tenants and occupancy; development and planning. Then geocode and jurisdiction, storeys and footprint with provenance, national flood and hazard sources, and commercial property data. Every finding keeps its source, and every gap is shown.

You bring the client. We bring the proof.

Send one address. We research the building, start its record and book the free Emergency Controls Report walk — then hand you evidence to take to market.
